Returned to complete proposed work.
Installed new Oatey free standing tub drain kit, includes some wood work to secure the flange.
Set the tub, and installed new shutoff valves.
Ran water through the tub, filled tub up multiple times verifying no more leaks.
I then fully caulked around the bathtub, and recommended waiting 24 hours for the caulk to fully cure before using.
Checked water pressure to the home at 100 psi. Anything 80 psi is considered too high,
Thermal expansion tank also failed.
Furnish and installed new 3/4” pressure regulator valve.
Furnish and installed new thermal expansion tank at no additional cost.

Customer has water near the water heater.
I wiped away, and used shop vac to remove any water or moisture near the water heater.
I then opened up the access panel at the bottom of the water heater and visually inspected under the water heater.
Everything under the water heater is dry and no signs of water or moisture.
Ran hot water and got the water heater to turn on.
Visually observed condensate draining into the mop sink near by, which tells me there is no condensate clog.
We suspect with the mop sink being so close to the water heater, that water is splashing outside of the basin, near the heater.
Checked water pressure.
Water pressure is fluctuating between 70 psi and 120 psi.
This is an indication that the regulator valve has failed.
Due to the high water pressure, this can damage the water heater and cause leaks to occur.
Provided an estimate to replace the regulator valve which is in a very difficult access.
Charged diagnostic price for todays visit.
Provided estimate on repairing water service line, attached estimates to do so.
Drive way for restaurant would have to be closed off to do so.
Please let us know if you have any additional questions.
Dispatch fee is waived if work is approved.
Customer had different plumber try and disassemble the drain for bathtub.
I do see some debri blocking the drain.
Turned water on to the tub to see how it is draining, and after running it, it was leaking onto kitchen ceiling below.
Our recommendation would be to have reliable restoration cut the ceiling in kitchen so we can access the drain pipes,
And possibly pull up the standalone bathtub.
We will then return to install new drain for bathtub, and reinstall/test for proper operation.
Removed flushometer housing , replaced with new seals and housing . Tightened everything back together . Released the water to check for leaks . Performed flushing to test new seals .
Arrived at residence to investigate, dripping manifold system for the house. Upon investigation found that first cut off valve is leaking steadily down the manifold and by the hot water heater. Providing quotes to install new manifold, one if hot water heater doesn’t need to be removed and another for if the hot water heater does need to be removed. Customer also asked if we could add to cut off valves for the hot and cold of the hot water heater and remove the shark bite fittings. It is recommended that customer dry out pan of hot water heater as not to damage the hot water heater with water that’s in it. Also providing a quote for a swap of trim kits on both showers in the home. This does not include the valve replacement, or any drywall cutting. Customers is instructed to find trim kits that are a one for one match with what they already have. Pressure is at a safe 60 psi Thank you for choosing True plumbing for all your plumbing needs.
Arrived at business for broken faucet and leaking toilet. Upon inspection found that faucet overtime and just lost parts and pieces connecting it to the countertop. Replaced faucet with new 4 inch spread two handle chrome, Kohler faucet. Tested for leaks. Found none. Upon investigating toilet found that water level was rising too high. So lowered the fill valve. Then replaced the toilet handle with a newer non-broken one tested several times found no leaks. Both areas are back to fully operational. Thank you for choosing True plumbing again for all your plumbing needs! We hope you have a great week!
Customer called about a leak and high water pressure detected by their Moen Flo. True Plumbing arrived and checked water pressure off of heater. Pressure is safe at 48psi. Checked water pressure off of front hose bib and street pressure is at 90psi. Found that Moen Flo was installed before Pressure Reducing Valve. Installation was done incorrectly. Minor repipe of Moen Flo so that it is after PRV. Shut water off to home at meter. Drained system and removed Moen Flo and old PRV. Customer stated unit is original to home and age of home is about 30 yrs old. Furnished and installed new 3/4 WATTS PRV. Reinstalled Moen Flo after new unit.
