Scope of work is to rework kitchen sink drain. Scope of work will be to install new p trap underneath kitchen sink and install a new air admittance valve (studor vent). Removed section of 2” drain line and p-trap. Mechanical connection has been used on existing 2” branch arm for kitchen to connect new piping. New access for piping has been made below kitchen sink. New studor vent and p-trap has been installed. Tested system and kitchen sink can still be seen backing up. Inspected tie in point for kitchen sink branch arm at cast iron transition point. Cast iron is clogged and flexshaft has been used to clear section of cast iron. Tested kitchen sink and system is working properly. Arrived at property to inspect kitchen sink not draining properly. Inspected downstairs and current PVC p trap is leaking. Current kitchen sink exceeds maximum distance for proper venting. Estimate has been approved to rework kitchen sink drain and add proper venting to system. Static psi to property is 65psi with water heater heating up. Note: Homeowner has been informed of venting of water heater that is disconnected. Informed homeowner of possible options to replace water heater. Currently unable to reconnect venting due to length of venting not being up to code. Note: Current water heater does not have a thermal expansion tank installed. Please refer to attached estimate for scope of work for expansion tank installation.
Scope of work included: Replaced front hose bibb and repaired leaking section of slip joint kitchen drain pipe. Hydrocemented around hose bibb. Checked for leaks. Water pressure is at 50 psi. **Newly installed 50 gallon gas tank water heater is vented incorrectly and the vent has broken and it is venting into the crawlspace. Notified customer and highly recommended replacing water heater asap with an electric or tankless. This is a significant health hazard.
12/9/25 Customer called about slow drain and leak underneath pedestal sink. TP arrived and tested sink. Leak occurred immediately on a slip joint connection. Disassembled p-trap and cleared clog. Found hair and wast build up. Reinstalled p-trap with PVC. Tested connections by conducting a drop test on sink. NO Leaks and sink is now fully operational.
