Homeowner called for gas line hookup to new gas stove. Arrived at property to inspect current gas line connection. Current gas line to stove is 3/8” soft copper. New 1/2” gas line will be needed to service new gas appliance. Inspected gas line in crawlspace to give proper estimate for replacement. Please refer to attached estimates for full scope of work for gas line installation. Return visit is scheduled for 11/26/25 for new installation. Trip charge has been waived.

Water heater replacement due to unit leaking for several days. Upon arrival, shut off water supply to home and drained existing 40-gallon gas water heater. Removed old unit and hauled away for disposal. Installed new Rheem 40-gallon gas water heater (commercial-grade for residential use) with improved insulation for enhanced energy efficiency. Installation included corrections to multiple code and safety deficiencies found on previous unit. Installed new ball valves on both hot and cold water lines, added new gas sediment trap with gas valve and flex line (sediment trap was previously missing), and installed and properly supported new expansion tank (previously missing). Corrected T&P relief line to proper gravity drain configuration and reworked copper water lines to accommodate height differences. Reconnected vent piping to manufacturer specifications. Conducted thorough leak testing on all gas and water connections and verified proper functionality of all components before complet

Arrived at residence to investigate issues with water heater leaking. I found that the water heater was 30 years old and was leaking from the base. Customer opted to have it replaced. We will return tomorrow, November 21 to replace it.

Arrived at residence for leak in crawlspace from hallway toilet. Upon investigation found that leak is caused by an improper seal between the toilet and the flange. Providing a quote for replacement of the wax seal, and tightening down the toilet. However, it is recommended that the subfloor and joist be fixed prior to the service. Customer called for buzzing noise at power vent water heater. Arrived at property to inspect. Current thermal expansion tank is working properly and static psi is at 60 to residence. Ran hot water through tub until burner assembly and power vent activated. Power vent is making a humming noise. Advised customer that dust or debris could be in motor. Due to age of heater it is not recommended to remove power vent to inspect. HVAC unit in garage is also making a humming noise when running. Arrived at residence for leak under the house. Upon investigation found that some type of critter had chewed through the waterline. Cut out section of pipe that could be chewed through again, and replace with copper piping. Turned the water back on, and tested found no leaks. Please monitor the area as there is still a section that some type of critter can chew through. Providing other estimates as requested by the homeowner. Arrived at residence to perform quoted work of installing stop valves on previously installed copper lines. Cut water off to home. Drained system and installed stop valves. Cut water back on home. Customer called for leak underneath kitchen sink. Arrived at property to inspect. Customer currently has gray poly waterlines. Static pressure to residence is 79 psi. Due to age and pressure it is recommended to replace current pressure regulator valve (PRV). Shut down water to property. Installed new double union, three-quarter inch pressure regulator valve. Installed new angle stop and replaced section of gray pol underneath kitchen sink. Restored water to property and set pressure at 55 psi due to gray poly. Please refer to attached estimates to replace burner assembly on current heater. Attempted to relight heater for customer. Current water heater is not producing an ignition spark. Called customer support for AO Smith. Customer profile for heater has been created. Note: Water heater is not in warranty and replacment parts will have to be ordered. Previous visit came to clear basement bathroom drain, and after clearing drain used camera to inspect drain and found a backwater valve that was broken under the slab in the water heater closet. Put up plastic drop cloth around the room to contain dust and proceeded to cut out concrete and cut out the broken backwater valve. Replaced with new backwater valve and installed a valve box for future access. Back filled the hole with dirt and poured new concrete in.

Carefully used a hammer and chisel to break and remove the cleanout cap in the basement for the stack connected to the two upstairs lavatory sinks. Performed a flexshaft machine with a heavy duty head to unclog and descale the drain pipe. After performing flexshaft service, tested for flow and found they were draining without backup. Performed an additional flexshaft service after and flushed both sinks multiple times with hot water. Replaced cleanout cap with new one. Removed master shower faucet cartridge, and replaced with new cartridge, including replacement springs and gaskets. Reinstalled handle and trim and tested for leaks. I found the showerhead was still dripping, so I removed it to see if it was just residual water. When I removed the showerhead, the dripping completely stopped. Reinstalled showerhead and tested for functionality. Customer paid by check

Psi 55 Basement bathroom is clogged. Pulled toilet and ran sewer machine to clear clog. After clog is cleared, sent camera to inspect drain. Found the flap of the backwater valve to be disconnected. Used camera to locate backwater valve. Found backwater valve to be buried under slab. Let customer know that we will need to cut concrete in order to cut out and replace valve. Reset toilet. Let customer know that the toilet flange is supposed to be sitting on top of tile and that the current flange is too high. Shimmed toilet to raise and used plaster around base of toilet to secure. Could not replace toilet supply line as it is built in.

Arrived to investigate issues with main floor hallway bath sink backing up when upstairs sink is run. Attempted mini flex shaft from the main floor drain and the tub gun from the upstairs drain. When removing the p trap from the downstairs drain, the pop up assembly and the P trap shattered. Replaced p trap and pop up assembly. After testing flow, the drain was still backed up. I traced the line into the basement and found it was a 3” cast iron line that was backed up. Provided options for next steps. also turned off water and investigated a leaking shower cartridge to identify the brand. Customer paid by check

Arrived to investigate issues with toilet not flushing. On-site contact opted to have us attempt to auger the toilet. Attempted auger service multiple times to try to address flow issues. Tested for flow, and found issues were still present. Provided estimate for drain cleaning in which I offered to credit auger towards next step. Spoke with owner over the phone and he opted not to have the service completed today. Credit is for work completed today, if customer calls to have work completed later, credit will not apply.

Removal of old galvanized pipes under hallway, bathroom, sink, and installation of new copper pipes up through the bottom of cabinet with new cut offs. Drilling into the tile beside the toilet, and installing new cut off copper pipe for toilet valve. Arrived at residence and performed quoted work. Cut water off to home and removed old galvanized piping. Replace galvanized piping with new copper piping and new cut offs. Turned water back onto property and tested for leaks found. Installed customer supplied kitchen faucet. Tested expansion tank and found it was faulty. Replaced and supported with banding iron. Tested water pressure and found it was at 50psi. Also found the water heater was 13yrs old. Provided replacement options due to age. Customer paid by check

Arrived to investigate issues with bar sink drain leaking. I found the basket strainer was faulty, and I replaced with a new one. Installed its new seals on top and bottom, and reconnected to existing P trap. Tested house pressure and found it was 60psi. Healthy pressure is 45-75psi. Tankless water heater looks relatively new. Offered option to service tankless water heater.

Arrived at residence to perform quoted work of cast-iron pipe, removal and old galvanized waterlines removal. Started by removing all old cast-iron pipe and replacing with new PVC pipe. Next turned water off to home and removed all the galvanized piping coming up through the floor. Cut back to good usable copper and installed new copper lines. Cut water back onto home tested for leaks found none. Copper lines are currently capped in the kitchen awaiting cabinet installation. Scope of work is to furnish and install new main water service to property. replacement is necessary due to leak on original galvanized waterline. Uncovered main water service at meter and had foundation of property. Turned off water and disconnected current waterline. Used to horizontal drilling machine to install new 1 inch PEX main service line. Use existing foundation penetration for new main water service. Made new connections at meter and existing copper inside of property. Use hydraulic cement on interior and exterior to seal and secure new waterline. Tested connections and system is working properly. Property is at full pressure and excavated areas have been backfilled. Pressure test has been performed and static psi is 70. Note: performing sewer scope inspection route intrusion can be seen in main sewer line. Root intrusion is at connection point between PVC cleanout and original sewer pipe. Customer called for leak on thermal expansion tank. Arrived at property to inspect. Thermal expansion tank can be seen having a pinhole leak. Scope of work is to replace current thermal expansion tank. Static pressure is 70 psi. New expansion tank has been pressurized to 75 psi. New expansion tank has been properly supported. Restored water to heater and system is working properly. Water heater is from 2021.

Customer called for leak in front yard of property. Arrived at property and leak can be seen pooling in yard. Water is currently off to property upon arrival. Inspected main water service entering property. Main water service is galvanized steel. Due to material of piping a replacement water service will be recommended. Please refer to attached estimate for scope of work to install new main water service.

9/9/25 Customer called about a high water bill. Customer stated city came out and read meter. City determined leak is homeowners responsibility. True plumbing arrived and inspected meter box. Found standing water in box. Isolated water service line and verified a leak on water service to home. Inspected all toilets in home and found no other issues. Customer stated no other issues on remaining fixtures. Will leave estimate for service in attachment.

Customer was experiencing no hot water and leak around water heater. Technician checked water heater and found insulation behind jacket was wet indicating a failed tank, also found water heater was from 2007, technician also found water pressure to home was about 90psi. Work performed as follows: Shut down water to home, drained and hauled away old water heater, provided and installed new water heater with new isolation valve, thermal expansion tank which was mounted and secured per code requirements, and new gas valve and pigtail. Replaced Pressure Regulating Valve to correct water pressure, reinstated water to home and purged as much air out as possible, tested all installed components and set new water pressure to 65psi, lit pilot light on water heater and set to approximately 120°F.
