Payment: Check Upon arrival at the residence, I conducted an initial investigation into potential underground leakage causing sinkholes in the concrete area located between the two buildings. The sinkhole is positioned centrally between both structures, suggesting the leak may originate from a shared main line or an individual service line from one of the buildings that is running continuously. During the inspection, I found that the water meter for Building B (left side) is currently buried and inaccessible, though management reported a consistently high water bill for this unit, which strongly indicates a leak. Conversely, the water meter for Building A (right side) is currently registering usage due to an existing irrigation leak and a backflow preventer leak. Because of this constant flow, I am unable to verify if there is an additional secondary underground leak for Building A until the known surface leaks are repaired.

Arrived at residence for leaking toilet. Upon investigation found that stop valve had failed and was leaking. Shut off water to home and replaced stock valve. Installed new braided line from stop valve to toilet. Cut water back on to home. Tested for leaks. Found none. Toilet is back to normal working operation. This quote is to break concrete floor up to 10’ inside the home, starting at the front door and going down the hallway. Outside, we will break concrete front patio and sidewalk as necessary. We will hand dig and use small excavator to dig up the existing sewer line. We believe the main issue is what appears to be a make shift “house trap” or a settling issue near the front door. We will cut out the existing sewer/drain line and install new pvc pipe. We will verify the pipe has proper slope. Replace pipe from inside the slab if the home, to the edge of the drive way. While we have everything dug up, we will verify the line has proper slope and no additional issues before or after the cleanout. Removed dishwasher base plate and performed operational test, which revealed an active leak originating from a dishwasher component. Customer needed inspection report on plumbing. Technician performed visual inspection of all accessible plumbing in both units on the property. included a shower, lavatory faucet, water closet, and hose spigot in each unit and a kitchen faucet in one of the units. All plumbing is in order and up to code, water lines have been replaced with PEX to eliminate CPVC. Water pressure to fixtures is at a safe level at 50psi at one filter and elevated pressure level of 100psi in secondary unit, unable to access crawlspace to look for Pressure Regulating Valve.

Customer was experiencing a leak at urinal, technician inspected urinal and found there was a steady leak com8mg from the stop valve, technician attempted to tighten packing nut to stop drip but found that had no effect. Work performed as follows: Shut down and drained water to unit, replaced stop valve to urinal flushometer, reinstated water to unit and purged as much air out of system as possible and tested all installed components.

12/30/25 Customer called about a leak in ceiling. TP arrived and inspected bathroom above leak. Replaced gasket on overflow and sealed trim with caulking. Advised customer to keep monitoring and call back one issue arises.

Replaced vacuum breaker in men’s restroom urinal. Flushed several times and verified no leak. If problems continue, next step would be to replace the valve

12/22/25 Customer scheduled work to be done. Scope of work is to replace gasket on overflow drain. Drains are glued in and access was created from behind tub. Conducted a minor repipe of over flow drain. Furnished and installed a new gasket to over flow drain and tested by filling tub. NO LEAKS. We hope you enjoy your bathtub.

12/19/25 Follow up on a Leak diagnosis conducted on 12/2/25. Re-examined waste and over flow. Pulled overflow plate and found gasket to be miss aligned with over flow drain sitting higher than hole on tub. Reset overflow plate and caulked. Will return on Monday with proper parts/materials to conduct repair.

Arrived at commercial property for toilet not flushing correctly. Inspected toilet and toilet can been seen as backed up. Checked pressure to property on commercial water heater located in laundry room. Static psi to property is 80. This is high pressure in property. Attempted to locate pressure regulator valve (PRV) in property to inspect. Maintenance technician was on site and a separate water heater has been located in maintenance room located at back of property. Pressure has been checked on separate water heater and static pressure is 48 psi. Regulator for church side of property has been located in same maintenance room on backside of property. Attempted to find separate regulator to property. Vault for property is located at front of church. Inspected through drop ceiling for separate pressure regulator from water heater located in laundry room. A revisit will be necessary to inspect property for potential separate PRV. Arrived to investigate issues with shower after we performed a rebuild a few months ago. When I removed the diverter, I found that the brass seat was not fully inserted and had fallen out. I removed it and reinstalled it with the proper connection and tested everything for functionality.
