Customer called for dishwasher not working properly. Arrived at property to diagnose. Drain hose for dishwasher is installed correctly and kitchen drain is working. Preformed fill test in kitchen sink to confirm. Static psi to property is 68psi. Preformed pressure drop test with lavatory sink and psi dropped to 47. PRV is not regulating pressure properly. Replaced pressure regulator and main shut off to property. Restored water to property and pressure has been set to 65psi. Customer also called for kitchen sink that is dripping. Removed failed hot side cartridge to inspect. Current cartridge will need replaced. Bottom of cartridge is disintegrating upon removal. Reinstalled cartridge and turned hot side angle stop off for kitchen sink. Please refer to attached estimate to replace cartridge or replace faucet. Office Note: Customer is not on site for payment collection. Email has been sent.

Customer had questions regarding the gas fireplace. Let customer know how to turn fire place on and found secondary shut off outside the back door of home.

10/27/25 Customer scheduled quoted work to be done. Scope of work is to replace basket strainers on two kitchen sinks. Removed compromised strainers. Furnished and installed two new strainers. Filled sinks and tested for leaks. NO Leaks as of rn.

Arrived at residence to perform camera inspection on sewer line. Performed inspection from clean out in yard to road and found no problems with the pvc sewer line. 10/22/25 Customer called about a clog on garbage disposal line and a leak underneath sink. TP arrived and determined that source of leak underneath sink is due to a failed basket strainer. Water is leaking at connection. Will leave estimate for replacement. Customer stated a secondary sink no longer holding water. Estimate for replacement will be in attachments. Snaked garbage disposal drain line. Food waste and grease contributed to clog. Advised to place animal fat/grease in trash and do not pour into drain. Tested by pouting several gallons of water into disposal. Drain has good flow now.

Removed hallway bath aerator and found it was clogged. Cleaned and reinstalled and found it had improved flow. Also diagnosed an issue with the front hose bibb that we previously repaired. Found that the vacuum breaker was faulty, and unable to be replaced. I replaced the hose bibb with 1/4 turn hose bibb with a male adapter for easy service. Pressurized system and tested for leaks.

Returned to hydrojet drain lines under slab from toilet flange, successfully removed roots from drain, scoped rest of drain to sewer ejection pump to ensure no more roots were in the line, found a few minor bellies that are not really a concern. Roots had been much finer than anticipated, they had just been to dense for camera to push through initially. At sewer ejection pump, technician bypassed float and fully pumped out basin, looking through opening where wires enter basin technician performed visual inspection and found no roots were in basin and were likely easily ground up by sewer ejection pump due to how fine/thin the roots were. Find Al scope of drain line revealed no more roots, and the root intrusion had come from a minor hole in the top of the pipe. Technician reset toilet with new wax ring, supply line, toilet bolts and caps. Rebuilt tank with new fill valve and flapper. Tested multiple times and caulked around the base. Attempted to clear toilet via auger unsuccessfully, pulled toilet and ran camera and found roots growing into drain lines under slab, will return next day to hydro jet the lines to remove roots.

Provided options for repair and replacement of main water line.

Customer leak in basement is coming from the sprinkler head. The sprinkler in the front yard is spraying up on the front porch, which is over the basement ceiling. It’s leaking from this point. Recommend to not have the irrigation spray the front patio. Regulator valve is old, and showing high water pressure. Recommend replacing. If accepted we will credit back trip

Performed the following: Replaced kitchen faucet and bathroom faucet. Replaced kitchen faucet stop valves at no additional charge. Water pressure to the home is at 53 psi.

9/25/25 Customer scheduled quoted work to be done. Scope of work is to replace compromised sewer line, and replace galvanized water service. 811 locating service did not locate gas for project. Prepared for second day by digging up meter box and create access to sewer line exiting home. 9/26/25 True plumbing arrived on site to find gas line marked. Processed with project and replaced sewer/water service. Furnished and installed an underground valve box shut off after meter. Water service is 1” UPONOR PEX. Sewer line is 4”PVC and then upsizes to 6” at street. Back filled and tampered dirt. Tested for leaks and inspected sewer line. NO LEAKS. We hope you enjoy your new home.

Kitchen faucet and bathroom faucet are dripping/leaking when in use. Due to the age of the faucets replacement is recommended. Customer will reach out when new faucets are purchased.

Customer called for sewer smell in lavatory of property. Arrived to diagnose. No smell is currently present in bathroom after cleaning. Ran all fixtures in attempt to recreate smell. Advised customer to monitor area for smell and explained reasons why a smell could be present in lavatory. Flushed customers tankless water heater. Used flushing solution and cycled solution continuously for 1 hour. Purged solution from tankless unit. Turned on water to tankless and checked system. Hot water is restored and tankless is working properly. Static pressure to residence is 61psi.

Checked water heater and water pressure, everything looks okay. Inspected sewer line with camera and we don’t see any major root growth. The cast iron in slab does have some build up that we recommend hydro jetting. Provided estimate on installing laundry sink and jetting.

Technician performed visual inspections on plumbing inside the home, found all plumbing inside the home appears to be relatively new, found it is all done to code, water heater is a professional grade water heater from a plumbing supply house from about 2024 with thermal expansion tank properly secured, water pressure to home is at a safe level at about 50psi. Technician found a clean-out outside and ran sewer camera, found sewer line is terracotta with some issues, wrote up estimate to replace, please see estimate for more details.

Arrived at residence for clogged upstairs toilet. Upon investigation determined auger would be best case solution. Augured toilet until water was able to flow freely. Continued augering more just to make sure anything was pushed out. Tested toilet several times and toilet is working with normal operation. Arrived at Property to remove existing ice cream wells and install three new Dipwells. Shut down water and removed existing wells and drain lines. Installed three new ice cream dip wells with new braided supply lines and copper drain pipes. Cut water back on and tested each unit. Each unit is working with normal operation. Change out gas line with rodent proof covering.

9/15/25 Customer called about issues with washing machine. True plumbing arrived and ran water through laundry drain line. Ran water for about 5 mins and no signs of a back up as of rn. Inspected supply lines and shut off valves. Advised to have an appliance specialist examine unit.

Leak on ice maker supply line running to fridge. As supply line was leaking replaced with new line. Turned on water and tested for leaks. No leaks detected. Customer stated that the water heater pan fills with water and asked to have the drain snaked. The condensation of all the units above also runs into the same drain. Let customer know that the heater pan should not have been run into the hvac condensation drain and that snaking the condensation drain may not help to much as the clog is most likely due to the chemicals in the condensation which can create a gel in the pipe. Snaking will poke a hole through the gel but the gel may close itself in a short time. Recommend customer pour bleach down the drain as it will dissolve the gel in the pipes.

Toilet in guest bathroom not flushing. Augered toilet and toilet now flushes properly. Kitchen sink gurgles occasionally when the downstairs washing machine is in use. The kitchen drain ties in with the washing machine downstairs. The drains in the slab are cast iron and may be partially clogged. Provided the option to flex shaft the drain. Customer opened to wait to perform the work. Water pressure is at 80 psi. Recommended replacing pressure reducing valve as pressure reducing valves are rated for 75 psi.

Disposal for kitchen sink is jammed due to rusted interior. Replace disposal with new disposal.

Garbage disposal in unit is jammed. Unjammed disposal and found that the insides were rusted and the blades were grinding against the rust. Let landlord know that the disposal needed to be replaced as there was also a leak found the flange. When removing the disposal found that the electrical wire was insufficient length and was very tight. Let landlord know of the issue and that it can potentially cause electrical fire if the wire snaps. Recommend contacting electrician to resolve issue. When removing the disposal, also found that the previous installer did not properly seal the flange as there was no putty or silicone in between the flange and sink. Instead the installer used caulk underneath the sink between the sink and the mounting flange which caused a leak and rust below. Replaced disposal and installed new flange. Connected the electrical. Test for leaks. No leaks found.

Replaced two toilets with new roundfronts to allow door to fully close under warranty, toilets had to also be installed a few degrees off center to allow door to close as well. Toilets were set with new wax rings, toilets bolts and caps, and new supply lines. Tested multiple times before caulking around the base. Also tightened supply line on pedestal sink in powder room to eliminate drip, tested.
