Homeowner called for possible leak and residence. Arrived at property and customer stated that subfloor/wood underneath toilet appears to have moisture. Streaks of water marks can be seen coming down 4 inch PVC pipe for toilets on first floor. Flooring around toilet appears to be warped. Scope of work is to pull and reset toilet to inspect flange and seal. Pulled Kohler skirted toilet and inspected wax seal. Reset toilet with two wax seals. Flange of toilet is intact tested toilet thoroughly and toilet is not leaking. new supply line has been added to toilet. System is working properly. Static pressure to proper is 57 psi.

Replaced water service line from water meter to inside of home, dug a hole near water meter and cut out section of concrete in garage and used directional drilling to run new line into home, reconnected to copper inside home with new isolation valve and Pressure Regulating Valve. Also removed and hauled away old water heater, provided and installed new 40 gallon gas short water heater, included new isolation valve and thermal expansion tank which was be mounted and secured per code requirements. Reinstated water to home, purged as much air out as possible and tested all installed components, set new water pressure to 70psi, lit pilot light on water heater and set water heater to approximately 120°F. Patched section of concrete in garage.

Technician tested leak after better by isolating home and irrigation lines and found the meter continued to track water, no signs of water anywhere on surface around the home. Technician wrote up quote to replace water line from meter to home with optional water heater replacement.

Arrived to investigate issues with upstairs hallway bath toilet, replace the whole home water filter, and diagnose water pressure issues. I found the toilet issue was connected to the flapper, and I replaced it to address issues. I performed multiple static pressure and pressure drop tests with and without the whole home filter. Found that when multiple fixtures are run, flow drop noticeably. Pressure drop test showed normal function of the pressure reducing valve. I adjusted the pressure from 55psi to 65psi and noticed a significant flow increase at the fixtures. Recommended upgrading the pressure reducing valve if problems persist. I also tested the thermal expansion tank and found it had failed. Replaced tank and tested for leaks.

Customer concerned about a failed mixing valve for the tub in the primary bathroom. After testing various fixtures in the bathroom and discussing fixture usage with the customer, there were no indications that the mixing valve needed replaced. Recommended the customer let us know if issues arise. Attempted to set the shower valve temperature higher in the primary bathroom, but it was already set to the max temperature. Hallway bathroom upstairs has a running toilet which appears to be from a failed fill valve. Recommended partial toilet rebuild. Water pressure to the home is at 115 psi. This indicates a failed pressure reducing valve. Thermal expansion tank is undersized. Recommended customer replace the pressure reducing valve and thermal expansion tank. Emailed estimate for various repairs and how water recirculation pump.
