Inspected 8-9 year old water heater to evaluate replacement necessity. Observed standard residential unit with copper/PVC connections in utility area with proper electrical hookup. Noted discolored water with yellowish tint when testing flow at bathroom sink, indicating potential sediment buildup or mineral deposits affecting water quality.


Responded to customer's concern regarding low water pressure in bathroom shower. Diagnosed system using pressure gauge, which indicated normal operating pressure (40-60 PSI) on the A.O. Smith water heater. Inspected all connections and supply pipes; system appears to be functioning within manufacturer specifications. Issue isolated to shower fixture rather than water heater system.


Replaced undersized gas line to pool heater with properly sized piping to ensure adequate gas flow and optimal heater performance. Installed new connections at both the meter and equipment side with appropriate fittings and valves. System was tested for leaks and proper operation after installation.


Completed installation of two faucets as quoted. Removed existing fixtures with significant mineral buildup/corrosion on fittings. Connected new faucets to existing plumbing system, ensuring proper function with garbage disposal unit. Noted water damage on cabinet floor beneath sink and rough wall opening where pipes enter that may require future attention.


Performed gas line inspection for suspected leak at customer's fireplace. Conducted pressure testing using calibrated gauge, confirming system integrity at appropriate PSI. Inspected gas shut-off valve and associated piping, verifying proper installation of sediment trap and functional operation of the red lever handle valve.


Responded to service call for leaking garbage disposal in older home. Upon inspection, replaced faulty garbage disposal unit with new black model and installed complete new PVC drain assembly including P-trap and connecting pipes. System tested with no leaks observed.

Customer called about an inconsistency of hot water on an 8yr old 40gal electric heater. TP arrived and checked water pressure. Bu Home pressure is safe at 52psi. Reached out to Rheem technical support and conducted a few tests on unit. Adjusted temperature on heating elements to 125F due to the change in weather. Found that the thermal expansion tank has failed and a replacement is advised. Shut water off to unit and partially drained. Removed compromised thermal expansion tank. Furnished and installed a new 2.1 gal thermal expansion tank and pressurized it to 55psi. Conducted a minor repipe for tank and secured unit with a bracket. Turned water back on and tested for leaks. NO Leaks and home has hot water.

Customer called about an issue with a Kohler toilet. Toilet has had issues after recent power outage. TP arrived an inspected tank. Fill valve was at an angle and was stuck, inhibiting it to fill tank. Flushed toilet several times and found that the fill valve get stuck after a minor flush. The major flush function works as intended. Reached out to Kohler and identified fill valve part. Will leave estimate for repair in attachment.
Arrived at property to inspect cleanout that is leaking sewage. Upon arrival 6” cleanout at edge of property can be seen leaking. Opened manhole cover in street closest to cleanout to inspect. Root intrusion can be seen in sewer line from manhole access point. Opened 4” cleanout closest to property and no backup can be seen in drain. Recommended to contact city services to clear root intrusion on city side.
Once city has cleared root intrusion a camera inspection will be needed to determine if root intrusion is beginning on homeowners property.

Customer stated that another technician stated that the water pressure was above code regulation. Checked water pressure and found to be at 50 psi which is at safe levels. Customer stated no water was running in home. Thermal expansion tank is working.

Diagnostic work as follows: turned off the irrigation shutoff and turned off main shutoff valve inside the home. This isolates the incoming water to the home and the irrigation system.
I then reinspected the water meter and confirmed it is still indicating an active leak.
Because there’s no clear indication where the leak is occuring, recommended and provided an estimate on replacing the water service line.
If accepted, we will credit back the diagnostic work from today’s visit.
Inspected concerns in home, found minor leak in ceiling is likely from gap in tub/shower trim, recommend caulking trim and keeping an eye out. Low flow lavatory faucet was fixed by cleaning aerator, and tightened up dripping pipe under lavatory sink in main bathroom.

Affected Unit: 5254 (Ground floor)
Summary
Investigated potential water leak originating from unit 5260 (3rd floor) affecting unit 5254 (1st floor). After conducting tests, no direct leak from 5260’s shower pan was identified. Evidence suggests the leak may be originating from the common plumbing stack running through the wall.
Investigation Details
Testing was performed by filling the shower pan in unit 5260 and allowing it to rest for 15 minutes. The shower pan was then completely drained. No leaks were observed from this test.
The shower in 5260 (3rd floor) is separated by one full floor from unit 5254 (1st floor). No moisture or water damage was detected between 5260 and 5254. However, water damage is visible on the wall in 5254 near the crown molding, to the right of the fireplace.
Unit 5256 (2nd floor, directly above 5254) could not be accessed during the investigation. No fixtures were observed in 5256 directly above the leak location. T
Customer was experiencing a running toilet in upstairs bathroom, technician rebuilt tank with new fill valve, flush seal (flapper), and supply line to correct issue. Recommend not to put chlorine or other chemicals in toilet tank as they degrade seals and gaskets quickly.
Technician looked at shower in first floor bathroom to check out issues with hot water, attempted to adjust the scald guard to increase hot water but found it was almost maxed out already, sent quote to replace cartridge as next step but cannot guarantee this will solve the issue.

Customer interested in having gas line set up for grill. TP arrived and located a capped off 1/2in gas line underneath deck. Estimate for gas grill is in attachments. Checked water pressure and it was safe at 60psi. Inspected tankless unit and maintenance is advised if none has been conducted.
* Advised customer to get a new hose set for gas grill, due to a missing part for gas grill connection.
Customer was experiencing water staining in ceiling below master bathroom, technician removed access panel and noted where stains were showing up, looking at master shower technician noted a large gap in shower valve trim that lines up with staining. Customer will apply silicone sealant to gap and watch to see if leaks have fully stopped.
Homeowner called for bathroom faucet experiencing temperature fluctuations. Advised customer a follow up will be necessary if multiple fixtures in property are experiencing the same temperature fluctuations.
Hot water has been tested in upstairs bathroom double vanities and kitchen sink upon installation of new check valve. Hot water is working properly. Advised customer new faucet may be needed.

Arrived at residence to perform quoted work of installing a new Pressure reducing valve and new hot water heater. Shut down water to home and removed old prv. Installed new Pressure reducing valve and turned water back on. Found no leaks. Installed new hot water heater and cut water on to it. Tested for leaks and found none. Arrived at property to diagnose hot water and pressure problem in property. Static pressure to property is 55psi. Performed pressure drop test and pressure dropped to 40 psi. Current pressure regulator valve is working properly. Inspected temperature on hot water heater and temperature is set to 125°F. Checked master bathroom faucets and water is not getting up to temperature. Scope of work is to install new check valve on cold inlet. Turned off water and electrical to heater and drained heater down to install new check valve. Spring check valve has been installed on vertical section of piping. Thermal expansion tank has been reconnected and water has been restored to heater. Adjusted temperature of water heater to about 130°. System has been tested and hot water is working properly.
Note: If pressure fluctuations arise in property a new pressure regulator valve will be needed.
Arrived at residence to investigate leaking hot water heater. Upon investigation found that heaters tank has failed and it’s leaking from the bottom. Presented quote for replacement of heater, along with pressure reducing valve for the home. House pressure was sitting at 110 psi. Will return tomorrow to perform quoted work. Customer called about a toilet that is having problems and water hammering. TP arrived and checks water pressure to home and found it to be safe at 60psi. Inspected tank of toilet and found internal hardware to be worn out and due for a replacement. Advise to replace fill valve, flapper, and supply line to toilet. Advise to install a hammer rest on water supply. Found that the shut off for toilet does not hold at 100% and will need a replacement. Customer would like to replace it on another visit.
Furnished and installed fill valve, flapper, supply line, and hammer rest. Turned water back on and tested for leaks. NO Leaks and toilet is fully functional now. Flushed several times and NO water hammering has occurred.
Existing water heater no longer producing hot water.
Due to the age, it was recommended to replace the heater.
Furnish and installed new 50 gallon electric water heater.
Includes new thermal expansion tank and shutoff valve.
Restored water to the home and verified no leaks and everything operating as it should.
