Started with a new PRV and new Expansion tank add a new Water heater and add a house Recirculation system⦠Kyle was on the money. Talked options, technique, issues and money. Well received. But most importantly Kyle listened to me and respected my perspective, was very professional and polite. Identified water pooling in yard along driveway. Inspection revealed a water line leak causing saturation and moisture intrusion into basement. Applied spray foam insulation to affected areas after repair to prevent further water infiltration and restore structural integrity.
Inspected leaking water main shut off valve. Accessed plumbing system through wall opening, revealing copper pipes with visible corrosion and a brass pressure regulator valve with green tag. Identified shut off valve with red handle as source of leak when operated.
Completed water service replacement as per Quote 260120-005691. Excavated and removed deteriorated clay pipe, then installed new plumbing components including copper piping with brass valve system. All work connected to existing red main supply line with proper fittings and tested for functionality.
Arrived at property to inspect PVC drain system. Homeowner stated that PVC has been damaged during freezing temperatures. Scope of work is to replace two sections of PVC drain. Included in scope of work will be to use insulation to help prevent freeze breaks in future. Also inspected lavatory faucet that is dripping. Please refer to attached estimate for options on repairing or replacing faucet. Psi to property is 55.
Arrived at property to inspect call for leaking water heater. Call arrival current 50 gallon gas heater can be seen leaking from temperature and pressure relief valve (T&P). Inspected piping to heater and a three-quarter pressure regulator valve can be seen. Static pressure for water heater is 70 psi. This pressure has increased from 63 psi upon first installation of regulator about two years ago. Current thermal expansion tank has also been replaced about two years ago. Inspected meter box on exterior of property and RPZ can be seen. Checked pressure at front hose bib and pressure coming into property is 125psi. Unable to locate shut off valve and main PRV to property. Upon inspection a 10gal electric heater can be seen above bathroom group at front of property. Currently was unable 10gal heater is leaking and will need replaced. Due to pressure coming into property is recommended to preform further inspection of property to locate where main service line enters into property. An
Arrived at property to perform approved scope of work. Scope of work includes installing new pressure regulator valve (PRV) and new thermal expansion tank. Turned off water to property at meter located in front yard. New thermal expansion tank has been installed and is properly supported. Expansion tank has been pressurized to 65 psi in relation to house pressure. Installed new pressure regulator valve and new dedicated shut off valve for property. Restored water to property to perform drain cleaning service. Flex shaft has been used to dislodge all blockages in line for lavatory sinks. Flex shaft has been used multiple times to remove debris. Water has been used in both lavatory sinks extensively to test drainage. System is working properly. Set pressure to residence to 60psi. Note for office: Homeowner is not at property at time of completion.
Arrived at property to inspect leak on main water service. Upon arrival water can be seen pooling in yard and draining through retaining wall. Inspected where main water service enters property. Due to sharkbite fittings being installed underground a full replacement of main water service is recommended. Please refer to attached estimates for replacement options can call True Plumbing for scheduling. Note: Dispatch fee will be discounted from approved estimate as noted in pricing.
Homeowner called for gurgling in master bathroom toilet. Arrived at property to inspect toilet. Homeowner stated that when shower is running for extended period of time toilet can be heard gurgling. Recommended to perform camera inspection to discern if a clog is present in line. Checked pressure to property and static psi is 65. Pulled toilet to perform camera inspection. Upon inspection, main sewer line can be seen holding small amount of water for about a 20-25ā section in main branch arm of bathroom group. When excess water is being used, gurgling may be present in toilet because of standing water in line. Recommend recommended to homeowner to use more water at fixtures so all debris can more smoothly travel down line. Set toilet with new wax ring and tested toilet. Used caulking around bottom of toilet to seal and secure. Please refer to attach camera inspection for full scope.
Arrived at property to inspect potential backup at property. Residents stated that when lavatory faucets are used in upstairs bathroom a back up occurs in bathroom sink downstairs. Tested fixtures in downstairs bathroom to confirm lavatory faucet is the only affected fixture. No signs of back up can be seen from use of toilet or shower and downstairs bathroom. Clean out access for downstairs lavatory faucet is located in garage. Opened clean out to perform camera inspection and blockage can be seen in line. Drain cleaning services will be needed to properly remove buildup. PSI to property is 98. Estimate has been approved for recommend service. Attached is camera inspection for viewing of blockage.
Homeowner called for sewage ejection pump not working properly. Homeowner stated that alarm is going off for ejection pump. Inspected pump inside of basin and removed. Current grinder wheel is clear of obstructions. Due to age and condition of current pump, it is recommended to replace pump. Installed new Zoeller sewage ejection pump. Pump has been installed with new check valve and shut off valve. Mechanical connections have been made to connect piping. Tested new pump before installation of basin lid and pump is working properly. Secured basin lid and used caulking to seal lid. Wiring has been secured and system is working properly. Psi to property is 51 psi.
Arrived at property to inspect leak underneath kitchen sink. Arrived at property and homeowner stated garbage disposal has recently fell. Tested garbage disposal to confirm proper working order. Properly secured garbage disposal to collar and preformed fill test. No leaks from fill test or from cycle of dishwasher. Also inspected lavatory faucet. Replaced washers on lavatory faucet and tested system. No leaks from fill test and system is working properly. Current thermal expansion tank is due for replacement in about one yearās time. A reminder will be set for expansion tank replacement. Psi to property is 75. Attached are estimates for water filtration systems. Please call Trie Plumbing for scheduling of any approved estimates.
Arrived at property to preform further inspection of main sewer line of property. Confirmed depth and location of sewer line at area of break and at suitable connection point to replace. Confirmed both locations. Depth of sewer line has been noted at both sections. Please refer to attached estimate for detailed scope of work to replace min sewer line.

Arrived at property to inspect RO water filter. Some standing water can be seen around water filter. Inspected all connections to RO system and ran system continuously for about 5 minutes. Checked drain cycle of water filter system and all connections are in proper working order. Inspected faucet and faucet has come slightly loose. Tightened locking nut and used caulking around base of faucet. Note: Recommended to let caulking dry for full 24 hours before adjusting position of faucet.
Arrived at property to diagnose lavatory faucet temperature issue. Homeowner stated when master bathroom shower is ran for extended period of time on hot setting, lavatory faucet will then lose cold water. Performed pressure check at property and static pressure is 60 psi. Pressure drop test confirmed regulator is working properly. When cold water is turned off to tankless heater, hot water is still flowing at fixtures. This is indication of a mixing issue. Please refer to estimate to replace cartridge for first step to resolve mixing issue. Note: If after cartridge is replaced and mixing issues still occur, new check valves will need to be installed on shower line to prevent mixing issues.
Scope of work is to replace main water service line to property. New PEX-A water service will be installed into property. Uncovered connections at water meter for main service line and irrigation line. Water has been turned off to property. Section of old service line has been removed for new connections. Installed new copper piping from meter. New shut off valves have been installed for new service line and irrigation line. New access has been made in foundation of property and new main service line has been connected inside of property. Restored water to property and checked connections. Water is at full pressure and no leaks. Installed new expansion tank with supporting bracket. Set expansion tank to 65psi. Hydraulic cement has been used on interior and exterior of new service line to seal and secure line. Backfilled all areas and new valve boxes have been installed. System is working properly. Water pressure to property is 64 psi. .
Arrived at property to inspect multiple items. Homeowner stated that toilets are making a high-pitched noise when flushed. Expected both toilets and toilet fill valves will need replaced. Proceeded to check pressure to residence. Water pressure is 89 PSI. This is considered high-pressure and current pressure regulator valve (PRV) will need replaced. Valve is located behind drywall in downstairs area. Adjusted pop up assembly plug in upstairs lavatory bathroom. Pop up was not staying shut when lever has been pulled up. Adjusted pop-up assembly and tested. Pop-up assembly is working properly. Please refer to attached estimate for full scope of work for recommended repairs on all other items. Note: Replacement lavatory faucet must be an 8ā spread faucet for installation.
Arrived at property to diagnose garbage disposal not working. Garbage disposal is original to property. Garbage disposal is unplugged upon arrival. Attempted to plug garbage disposal in to test. Garbage disposal is non functioning. Tested outlet to confirm outlet is working properly. Please refer to attached estimate to replace garbage disposal. Estimate will also be sent to flush current tankless water heater. Static psi to property is 60.
Arrived at property to inspect cleanout that is leaking sewage. Upon arrival 6ā cleanout at edge of property can be seen leaking. Opened manhole cover in street closest to cleanout to inspect. Root intrusion can be seen in sewer line from manhole access point. Opened 4ā cleanout closest to property and no backup can be seen in drain. Recommended to contact city services to clear root intrusion on city side. Once city has cleared root intrusion a camera inspection will be needed to determine if root intrusion is beginning on homeowners property. Please refer to attached estimate for camera inspection. Please contact True Plumbing for scheduling after city has serviced sewer line.
Arrived at property to inspect downstairs toilet clog. Upon arrival homeowner stated that toilet overflowed when flushed. Checked pressure to property and static pressure is 51psi. Lavatory sink has been tested and when ran toilet downstairs gurgles, indicating a clog in branch lines for both fixtures. Homeowner stated that all fixtures on first floor are working properly. Pulled toilet to preform camera inspection of line and backwater valve can been seen. Line has standing sewage before backwater valve. Cleanout for property has been located. Continued camera inspection through cleanout. Line is not visable and drain cleaning equipment is necessary. Used flexshaft multiple times through cleanout. After multiple attempts hydro-jetter has been used. Preformed multiple passes with hydro-jetter to gain visibility. Upon camera inspection a section of PVC piping can been seen damaged. Camera inspection has been performed throughout line and line is presumed to have another break or bell

Arrived at property to inspect potential clog in kitchen sink drain. Inspected drainage for kitchen sink and checked pressure to property. Static pressure to property is 65 psi. Kitchen sink is experiencing backup with water being ran for about one minute. Drain piping has been inspected and cast iron drain lines can be seen. Kitchen sink has been filed and toilet has been tested at the same time to confirm if sink is the only affected fixture of clog. While kitchen sink is filled up, toilet will not flush and water remains stagnant in bowl. This is indicating a clog in main drain line to property. Pulled toilet to perform camera inspection on main sewer line. Camera inspection has been performed and drain line is submerged. Cleared blockage in main line with camera and preformed inspection. Cast iron main line is showing signs indicating a replacement is necessary. Cast iron can be seen flaking into drain line. Line for toilet is cleared and flowing. Tested kitchen sink and sink is
Arrived at property for potential clog. Upon arrival homeowner stated that downstairs toilet has bubbles coming back up it and that upstairs toilet had a loss of water from bowl. Inspected washing machine and downstairs toilet. Tested flush of toilet to ensure toilet is flushing properly and no signs of potential clogs are present. Preformed fill test in laundry room sink and lavatory sink while washing machine is draining and toilet is being flushed. No gurgling in toilet can be seen. Inspected upstairs toilet for any siphoning and toilet is in proper working order. Installed new studor vent underneath kitchen sink to allow more airflow through system. System is in proper working order.
Scope of work is to replace two elements on current electric tankless water heater. Scope of work includes turning off main water supply to unit. Arrived at property and water has been turned off and drained. Electric is turned off at breaker. Inspected and removed current elements to tankless unit and damage to elements can be seen. Replaced both elements and restored water to unit. Turned on electrical to tankless unit once water is at full pressure. Adjusted temperature to 125° and tested. Informed homeowner of preferred setting for tankless model and flow rate of unit. Panel is secured on unit and system is working properly.
