Customer experiencing a stoppage in the primary bathroom drains. Performed the following work: Used a drain camera to clear the soft tissue stoppage and inspect where the issue occurred. Area where the stoppage occurred is near the end of a long horizontal run of drain piping. This section has no slope and is slightly sloping backwards. Recommended flex shafting section. Customer opted to wait at this time. Reset toilet and checked for leaks. Emailed estimate for replacement.
Performed the following work: Installed 7 customer supplied faucets, 1 customer supplied garbage disposal and 1 customer supplied shower valve. Installed new p traps for faucets. Installed new stop valves in primary bathroom sinks. Checked for leaks and proper operation. Return visit to thermal expansion tank, hose bibb, and the last faucet will be needed. Water pressure is at 55 psi. Thermal expansion valve is on the system. **Discount applied for faucet removal.
Inspected 1/2” copper water line in basement for leaks. Leak is coming from a pinhole on the copper pipe. Recommend replacing roughly 10’ of the copper water line to fix the leak and prevent future leaks. Ceiling hallway closet has water stains on it. No plumbing was able to be observed in the attic and the spot does not show signs of an active water leak. Recommend having a roofer inspect area above for any roof leaks.
Water leaking from third floor onto second floor ceiling in utility closet. After inspection, found a drain pipe in the attic that was overflowing. This drain services both HVAC air handler units. Performed the following work: Used a tub gun drain machine to clear out drain. Poured water down drain to verify the drain was cleared. Recommended periodically cleaning the drain with a drain machine as well as using a drain cleaner. Recommended drain cleaner is Bio One. Removed a section of drywall in utility closet to further inspect for leaks. Unable to identify any other leaks at this time. Recommended having the drywall ceiling in the utility closet removed so the area can be dried out and inspected for further leaks. Moen leak detection alarms can be helpful with identifying leaks quickly. These can be purchased at most big box hardware stores and Amazon. Customer experiencing a smell coming from the utility closet where the water heater is located. Applied leak detection fluid to all exposed gas piping in the utility room. No leaks were found. At no point was a smell of a natural gas leak detected. The gas supply coming from the gas meter is 2 psi (high pressure) and there is a gas regulator before the water heater’s gas control valve. The writing on the rating play for the gas control valve came off when debris was wiped from it. The gas regulator must be rated for indoor installations or it will periodically release a very small amount of natural gas that can produce an odor. Recommend replacing gas regulator. There also appears to be a drain pipe rising from the concrete slab that the water heater’s temperature and pressure relief discharges into. This p trap can dry out and cause sewer odors.
Performed the following work: Directional drilled from the water meter to the crawl space. Installed a new 1” PEX A water service. Checked for leaks. Backfilled area by water meter. Capped old water service in crawlspace.
Performed following work: Removed 5 existing faucets. Temporarily capped drains and valves. Left all faucets in the bathtubs of the bathrooms they are installed in. Checked for valve leaks. No leaks were found. The stop valves in the downstairs hallway bathroom are not turning off all the way. This is common for older valves. Both valves are capped and are not leaking at this time. Recommended replacing valves. Recommended customer observe valves periodically before our return visit Friday.
Right sink compartment is draining slowly. The garbage disposal drain outlet was clogged from internal parts failing. Performed the following work: Replaced garbage disposal. Checked for leaks and proper draining.
Galvanized water service was broken during landscaping project. True Plumbing is unable to repair galvanized water services. Emailed estimate for water service replacement. Replacement is scheduled for tomorrow midday.
Leak coming from a drain pipe in the basement below kitchen. The leak is on a 3” pvc drain fitting that has cracked. Unable to make a repair at this time due to the kitchen using water above that drains into the drain that would be worked on. Service will need to happen when the kitchen is not in use (before opening). Recommend building maintenance monitor leak and buckets underneath the leak. Emailed estimate for repair.
Performed the following work: Installed soft copper water line from ice maker box to the fridge. No warranty can be provide for the push connect fitting that connects to the fridge water line. Checked for leaks on all new connections of the valve in the wall to the push connect fitting. No leaks were found. The home is currently unoccupied and the fridge is dipping water info an internal pan. This appears to be a normal function of the fridge. However, due to the home being unoccupied, the valve to the fridge was left in the off position. If fridge begins to leak internally customer will need to contact an appliance company.
Customer hearing a rattling noise by water heater. Noise is coming from the hot water recirculation pump. The pump is Goulds and it usually makes this noise when it is going to fail/leak. Provided options to replace pump. Customer approved. Performed the following work: Turned water off to the home. Remove existing recirculation pump. Installed a new Taco 006 hot water recirculation pump with aqua stat to cycle pump on and off. Install included a new shut off valve, check valve, and bleeder valve. Checked for leaks. Water pressure to the home is at 60 psi. Customer expressed that sometimes water in some areas of the home goes from hot to lukewarm quickly. The replacement of the check valve could have resolved this issue. However, if issue continues, further diagnostics will be needed to determine the cause of the hot water issue.
Toilet in guest bathroom not flushing. Augered toilet and toilet now flushes properly. Kitchen sink gurgles occasionally when the downstairs washing machine is in use. The kitchen drain ties in with the washing machine downstairs. The drains in the slab are cast iron and may be partially clogged. Provided the option to flex shaft the drain. Customer opened to wait to perform the work. Water pressure is at 80 psi. Recommended replacing pressure reducing valve as pressure reducing valves are rated for 75 psi.
Existing and 40 gallon gas water heater is not producing hot water. There are currently no signs the water heater is leaking. Attempted to relight water heater. The pilot light will light but is failing to stay lit. The water hater is 11 years old and replacement of the water heater is recommended. Turned gas off to the water heater. Customer approved replacement for next Tuesday September 23rd.
Washing machine drain backing up and leaking onto walls and floors of laundry area. Performed the following work: Attempted to use a tub gun drain machine to clear the drain. The existing drains are cast iron. The tub gun was unable to clear the p trap due to large amounts of cast iron scale. Recommended replacing p trap and roughly 3-5’ of the 2” drain pipe to resolve the issue. Replaced the washing machine box, hot and cold washing machine valves, washing machine supply hoses, p trap, and 3-5’ section of piping. Found that there was large amounts of scale buildup on the existing 3” cast iron drain pipe that the washing machine connects to. Scaled cast iron is more susceptible to clogs. This area could cause an issue in the future. Tested the washing machine for proper draining. Tested all new connections for leaks. Water pressure is at 60 psi. Emailed estimate for Cast Iron Replacement. Water damage found on walls and floor joist from leak. Recommended Reliable Restoration 67
Toilet in primary bathroom not flushing. Performed the following work. Used toilet auger and cleared the stoppage in the toilet. Toilet now flushes properly. Removed old unused p trap in laundry room area and capped the drain. Emailed estimate to pull and reset toilet in primary bathroom.
Shower valve for hand held sprayer not turning off. Performed the following work: Removed shower sprayer and capped outlet for volume control. Turned water back on. Checked for leaks. Return visit will be schedule when part arrives. If this issue continues, shower valve replacement may be recommended. Water pressure to the home is at 45 psi. Recommend installing a thermal expansion tank.
Water service to the home was leaking badly. Performed the following work: Replaced water service with 1” Uponor PEX A. Directional drilled from water meter to foundation of home. Installed a new main shut off valve and a new pressure reducing valve. Checked for leaks and proper operation. Backfilled holes in the yard. Water pressure is around 60 psi.
Performed the following work: Removed and disposed of existing water heater. Furnished and installed a new 50 gallon gas water heater. Install included a new thermal expansion tank, shut off valve, gas shut off valve, updated gas pipe to water heater and updated the vent piping for the water heater. Installed an ice maker box behind the fridge. Checked for leaks. No leaks were found. Water heater is operating properly. Return visit need to install supply line to fridge. **True Plumbing does not repair drywall.
About a week ago, customer heard downstairs toilet gurgling. Today the toilet began to back up into the shower after it was flushed. Performed the following work: Removed downstairs toilet and utilized sewer camera to clear the stoppage. Our sewer camera equipment was malfunctioning at this time and no camera footage was able to be taken. Therefore, the condition of the pipe or issue that caused the stoppage is unknown. Reset toilet with a new wax ring and supply line. Tested for leaks and proper operation. Toilet now flushed properly and the drain is no longer clogged. Emailed estimate for return visit to use the sewer camera to inspect the drain pipes for the basement bathroom. At this time, there is no indication that any other drains in the home are affected by the basement bathroom drain previously being clogged. Performed the following work: Furnished and installed Ispring 3 stage whole home water filtration system WGB32B-KS. Installed water filters with a bypass. This will allow for service and isolation of the filters. Water pressure to the home is at 60 psi. **1 Year Warranty on Ispring product. Includes parts/labor.
Performed the following work: Removed existing shower cartridge. There was large amounts of debris on the hot side port of the shower valve. Cleared debris and flushed shower valve. Installed a new shower cartridge. Unfortunately the new shower cartridge is having the same issues. This is most likely due to a clog on the isolation valve on the hot side of the shower valve. This part appears to be discontinued and the shower valve is to old to remove and clean the isolation valves. Shower valve replacement is recommended at this point. **Discount applied towards work today. **If there is an issue with the isolation valves on the shower valve, replacement of the shower valve is recommended. It will be difficult to source replacement isolation valves as they appear to be discontinued.
Customer periodically experiencing a whining noise when plumbing fixtures in the home are in use. Attempted to replicate noise during today’s service call. Attempts were unsuccessful. The water pressure to the home is around 120 psi. This indicates that the pressure reducing valve has failed. The thermal expansion tank has failed as well. Both devices are essential to maintaining a safe water pressure in the home. High water pressure can cause noises in the plumbing system and a failed pressure reducing valve can as well. It is recommended to replace the pressure reducing valve and Thera, expansion tank as a first step to resolve the issue. *Due to the inability to replicate the noise during today’s visit, more diagnostics may be needed after the repairs have been made. Inspected water heater area for a leak. Found the following: Above the water heater, the ice maker water line for the refrigerator has a pinhole leak. This is causing the water to dip from the floor joist above. The water heater drain valve is also leaking. The existing water heater venting has more than one joint that is improperly connected or cracked. Due to the unknown age of the water heater (rating plate is missing) and the known issues, replacement of the water heater is recommended. Turned water off to the home per customs approval (homes is unoccupied). Drained water heater to prevent further leaks from the water heater. Turned gas off to water heater. *True Plumbing is not responsible for any failure of existing equipment, such as the existing main shut off valve/gas valves. Water pressure to the home is around 50 psi.
