Drywall diagnostic results: Noticed water dripping from the PVC drain pipe under the toilet. Based on where the water is, it seems likely that the flange is faulty and needs to be replaced. There is a small chance that the only thing required is a pull and reset service to replace the seal. Arrived on-site to complete previously quoted flange replacement in upstairs Jack and Jill bathroom between son’s and daughter’s rooms. Prior investigation required cutting access hole in drywall to locate source of leak into ceiling below. Removed toilet to access and inspect flange. Confirmed flange was faulty due to extensive rust buildup and improper installation below tile level. Removed deteriorated flange and installed new flange over existing pipe with proper sealing. We were not able to screw the flange into the subfloor due to rotted wood. We do not anticipate any issues because of this. Reinstalled toilet with new wax ring, mounting hardware, supply line, and caulking around base. Teste
Completed finishing work from previous week’s gas line installation project. Applied rust-resistant spray paint to all exposed black iron gas piping near the meter, pool heater supply line, and fireplace gas line exit. Sealed all penetrations through brick wall. Installed proper support for gas line in crawlspace. Customer requested hot water recirculation system addition. Installed crossover tee in half bathroom next to kitchen and adjusted tankless water heater settings for recirculation. Tested system for proper functionality and customer confirmed satisfaction. Extended tankless water heater exhaust vent to eliminate exhaust fume detection issues. All work completed successfully and customer approved final installation.
Issue: Customer reported toilet gurgling for several weeks, then stopped flushing. Running any fixtures caused gurgling. Service Performed: Opened both front yard cleanouts (near home and street). Both were holding water. Performed flex shaft drain cleaning from both locations but unable to clear blockage. Findings: Based on snake distance, clog is in city main pipe or city connection. Customer’s sewer line is in good condition. Recommendation: Advised customer to contact city for assessment of main drainpipe. Preventative Measure: Left cleanout caps loose to allow overflow outside rather than inside to prevent interior damage.
Arrived on site to install a cleanout access through the basement ceiling beneath the kitchen sink to address a long-term significant grease blockage in the drain pipe servicing the upstairs bathroom and main floor kitchen sink. After protecting the work area with plastic sheeting, cut the drywall ceiling to access the drain pipe. Noted the kitchen sink drain pipes run from outside to inside due to the overhang above the basement, complicating cleanout installation. Relocated the P-traps from the basement ceiling to under the kitchen sink for a more standard setup. Installed a new air admittance valve and repurposed the right side sink’s drain pipe as the cleanout access, redesigning the cleanout piping with 45-degree angles using 2-inch PVC to allow larger drain snakes. Tied in the left side drain pipe with standard fittings. Carefully removed old piping with a bucket to catch sewage water, avoiding drywall damage and spills. Responded to a follow-up service call for a previously repaired faucet that developed a new leak from a different location. Disassembled the faucet components below the cold side cartridge and discovered incorrectly sized gaskets. Removed the improper gaskets and installed new gaskets of the correct size. Reassembled all faucet components, restored water supply, and tested the system. No leaks were detected at the time of completion. Due to the minor nature of this repair, we cannot guarantee the fix will hold for more than two weeks. Customer also reported a leak at the outdoor hose bib on the right side of the property that occurs when the hose is turned on. Disassembled the handle and tightened the internal nut, but was unable to stop the leak. Given the age and condition of the hose bib, I recommended the customer leave it as-is to avoid causing additional leaks during a repair attempt. The faucet is not actively leaking when not in use. Arrived on-site to investigate kitchen sink drainage issues. Customer reported that the air admittance valve (AAV) had been recently replaced. Upon inspection, we identified potential airflow issues with the installed AAV brand and recommended replacement with a trusted manufacturer’s unit. Customer approved the replacement. We removed the existing AAV and installed a new name-brand unit. After testing, the drain continued to show poor performance. We disconnected the drain pipe and attempted to clear the blockage using a flex shaft drain cleaning machine designed for grease clogs, running it twice through the line. Due to persistent obstructions, we upgraded to a heavy-duty sewer snake and performed a 50-foot pass through the drain pipe. Post-cleaning testing showed the drain operating at approximately 60-70% capacity. We recommend further investigation and potential upsizing of the drain pipe to 3 inches. Sewage Pump Replacement Procedure Remove pump access lid and cut discharge and vent lines to extract existing pump. Install new Zoeller 1/2HP sewage pump with fixed float design. Furnish and connect new discharge line with check valve and shutoff valve. Reseal lid to pump basin, restore electrical connection, and test system for proper activation and flow. Drain Cleaning - Basement Bathroom (2 Drains) Remove pop-up assemblies from sink and bathtub drains. Clear hair and debris from both. Snake bathtub drain if needed for complete clearance. We will cut concrete up to 5 feet wide across the lower driveway of unit #10250 to access the damaged underground sewer pipe. The affected area will be carefully hand-excavated along the concrete cut until the pipe is fully exposed. We will then remove the faulty PVC section and replace it with new 6-inch solid core PVC pipe. The new section will be connected to the existing SDR pipe on both ends using approved adapter couplings, sealed with concrete, and bedded in gravel to help prevent future issues. Before backfilling, we will test for leaks and perform a camera inspection to verify the pipe is in good condition with proper flow. Whole home filtration system: Customer supplied whole home water filler in crawlspace. Lay down and level cinder block and pavers on the crawlspace floor for a proper filtration system location. Secure to wall as well if necessary. Disconnect waterlines and reroute pressure valve to before the system. Provide and install new bypass valve system and connect to the filtration system with all new and approved adapters. Pressurize system and test for leaks and functionality. Flush system. New gas line for gas fireplace: Disconnect all existing gas lines and fittings from current gas line branch for fireplace. Connect new 1/2” CSST gas pipe from existing branch line to through the baseplate for the wall to the right of the fireplace. Cut minimum amount of drywall to access gas pipe and transition to hard piping at this point. Excavate sewer line from the home to the city tap and likely to the curb as well. Cut channel in concrete up to 3ft wide and along the width of the driveway, and cut out and remove all existing PVC sewer line. Install new sewer line and support along the length to ensure proper slope and protection against pipe falling. Likely will need to replace to the curb to help address slope issues. Verify proper slope and test everything for flow before backfilling with existing dirt. When laying sewer, we found that the city line is too high which means we will need a pump to discharge the line at pressure. Quote options will be provided. We connected sewer for temporary service. Arrived at residence to investigate issues with lukewarm water throughout the home. I noticed they have a recirculating pump with a check valve, which I turned off to test. After turning off the valve on the recirculating line, I tested the hot water and found that everything was functioning properly. I replaced the check valve to address the issue. I also adjusted the hot water temperature if few degrees higher for the customer. Customer also mentioned that the water pressure specifically in the master shower was low. Customer opted to have the pressure reducing valve adjusted higher, and I removed the showerhead and found a gasket lodged in the pipe. Reinstalled the showerhead and tested to find that the flow was much improved. Customer mentioned that the upstairs guest bath faucet was not secured on the cold side. Arrived at residence to perform water service replacement. Upon digging up the meter we found the leak that was causing the high water bill. I mentioned this to the customer and walked him through the options. The leak was coming from a larger section of pipe that was poorly installed, and was PVC material. Due to the condition of the piping and the material of the pipe, customer opted to have the whole water service replaced and rerouted as per the original agreement trenched from the front right corner of the home near the basement door to the water meter serving the property. We made sure to trench at least 18 inches deep. We laid the new 1 inch PEX-A piping along the trench, and performed reroute inside, tying into a new location with a new pressure reducing valve and whole home shut off. While trenching in the yard outside along the line of the ferns, we encountered multiple unmarked, irrigation lines, and unmarked irrigation wiring, which was damaged as we trenched the line. We d
Arrived at residence to investigate issues with multiple plumbing items throughout the home. Customer mentioned that the toilets were having some issues, primarily the toilet in the upstairs hallway bath was ghost flushing. We performed partial toilet, rebuilds on all three toilets throughout the home, and tested everything for leaks and functionality. We also replaced a lavatory drain in the hallway bath where the finish was falling off, and on the same sink as the pop-up assembly replacement, we replaced the cartridges to address leaking. When testing the faucet, we noticed that there were some connections under the faucet that were leaking when the faucet was run, and we pulled it apart and replaced gaskets before reinstalling it and testing for leaks. When removing the leaking parts there was some water that escaped onto the cabinet, which we vacuumed up as quickly as possible, but there may be water intrusion downstairs. Arrived to investigate issues with leak from main water line. I inspected the meter and found it was running heavily and noticed water coming up from the ground. Customer opted for water service repair and we were able to expose the pipe, cut it out, and replace with new fittings and pipe. the old pipe is PVC, and the leaking joint was glued incorrectly which caused the leak. I advised the customer that the PVC line my have more issues later on, and to replace the waterline if problems persist. Customer paid by check
This is the price to expose known leak location, and repair assuming a pipe size of up to 1”, and a depth of up to 2ft. Based on general location, it’s likely that the shutoff valve adjacent will control the leaking line, but there’s a possibility of a community water shut down depending on what we find the pipe is when it is exposed. Original scope of work was to dig down up to 2sqft and up to 2ft deep to access leaking pipe, and repair pipe up to 1” in size before backfilling with existing dirt. After digging 2’ deep, we found that the water seemed to still be coming from deeper and under the sidewalk. We proceeded to dig and when we reached 4’ deep right next to the sidewalk, we found that the water service was leaking right next to the foundation wall and under the sidewalk. The new scope of work is to channel under the sidewalk and trace the pipe underneath to find the leak and repair it. Removed pop up and p trap in hallway bath and master bath and performed flexshaft service through the drain, as well as wiping down any bacteria/grease blockages. Reconnected drain in the hallway bath and tested for flow. Due to inherent design, it will always be slightly slower, but I was able to remove a lot of blockages. In the master bath I furnished the sink with a customer supplied pop up assembly and faucet. Provided new supply lines, and tested for leaks and functionality. I also performed flexshaft drain cleaning in the kitchen drain, and when reassembling the drain I noticed that the brass was corroded and cracked. I replaced the faulty piping with fernco and the existing p trap and tested for leaks. Installed new branch line and shutoff valve for front exterior hose bibb, and connected to existing main water line. Tested for leaks. Sealed hole in bricks with “clear” caulk. Customer paid by check
Arrived to clear drain servicing upstairs shower, faucets, and downstairs kitchen. Attempted drain cleaning from attic vent, left side vanity in master bath, downstairs accessible drain pipe, and finally the kitchen drain pipe. I was finally able to clear the clog through the kitchen drain pipe.
Turned off water, Replaced shower cartridge in daughters shower to address issues with shutting fixture off. Inspected all existing parts to verify proper function, and reinstalled trim around cartridge. Also cleaned brass valve for proper gasket adhesion. Repressurized system and tested for functionality. Performed pull and reset service on the toilet in the same restroom. I noticed there was sewage caught in the toilet, and while the toilet was out, I removed it before reinstalling toilet with new wax seal, supply line, and caulking. Tested for leaks. The smell from the sewage in the toilet was strong and present, and will remain for a few hours. I would recommend deep cleaning the restroom to help address. Performed diagnostic through drywall ceiling in the downstairs bathroom with the leak. I found that the toilet was leaking, and seemed like it was leaking from the flange. I provided an estimate for repair. We will need to return to complete.
