Water pressure to the home is at 60 psi. Both small thermal expansion tanks for tankless water heaters are in working condition. Performed the following work: Replaced back upstairs bathroom Delta faucet cartridges. Attempted to replace middle upstairs back bathroom Delta faucet cartridges. Attempts were unsuccessful and customer is planning to replace faucet. Left the faucet stop valves in the off position. Replaced the hot side Delta faucet cartridge on the primary bathroom’s right faucet. Contacted Mr. Steam technical support to further diagnose steam generator issues. Tech support recommended servicing unit to attempt to resolve the issue with the auto flow valve. Estimate will be provided to repair unit. Replaced turbines in Flo by Moen with customer supplied parts. Checked all new connections for leaks. No leaks were found. **No warranty provided for customer supplied parts.

Kitchen faucet leaking from internal supply hose. Due to age and brand being unknown, replacement is recommended. Recommended customer limit use to kitchen faucet. No other leaks were detected under kitchen sink. Inspected upstairs primary bathroom for pressure issues. The shower decreases in water pressure when the rainfall and primary shower head are both in use. After testing the water pressure and performing a dynamic water pressure test, the issue appears to be with the sizing of the water lines. Water pressure to the home is at 55 psi.

Customer experiencing a leak through old water service line entry. Applied hydraulic cement around pipe to help prevent water from leaking around it. However, if water continues to leak around it, recommended customer contact a foundation waterproofing company as this outside our scope of work. No leaks on the new water service were detected.

Performed the following work: Turned water off to the home. Cut drywall behind shower valve. Installed a new customer supplied shower valve and shower trim. Checked for leaks and proper operation. Replaced downstairs toilet flapper at no additional charge. Water pressure is at 58 psi. **True Plumbing does not repair drywall.

Customer experiencing a pinhole leak on the cold inlet water line for the left water heater. The water pressure to the home is at 68 psi. The existing thermal expansion tank has failed and is undersized. Provided options to resolve current leak and upgrade various plumbing items that will help prevent further leaks/issues in the future. Customer opted to wait at this time.

Customer experiencing a leak coming from their right garage wall. The leak is appearing on the floor only. Accessed the neighbors garage to see if there was any leaks coming from their side. Found that the adjacent neighbors pressure reducing valve was leaking. Recommended replacing pressure reducing valve to resolve the leak. Neighbor is in the process of having the pressure reducing valve replaced.

Returned to discuss/replace pop up assemblies in primary bathroom. The existing drain stopper and sink were manufactured by IKEA. The pop up assembly replacement will need to be a part from IKEA or a pop up assembly that has a push stopper. Customer is planning to have a push stopper pop up drain assembly installed by us Monday. **The existing sinks are designed for an IKEA drain assembly. A standard push stopper assembly should work properly with the existing sink. However, if the replacement poses a problem, special order drain parts will need to be ordered.

After discussing the issues with iSpring technical support and inspecting the reverse osmosis system, iSpring recommended a full motor head replacement. Customer will contact iSpring for warranty replacement. iSpring confirmed proper installation of unit. Please let us know when warranty parts have been receive and repairs can be made. Stop valve is off for infiltration system. Checked water pressure to the home. Water pressure is at 48 psi.

Visually inspected home’s plumbing system. The downstairs hallway bathroom has a improperly working toilet flapper and trip lever. The primary bathroom shower valve is failing to produce hot water. The water heater is roughly 5 years old and appears to be in good working condition. The outer shell of the water heater is showing signs of corrosion. This could be due to an old leak that occurred. A section of CSST gas pipe in the basement has a portion of the outer casing that has been chewed through by rodents. There does not appear to be any gas leaks at this time. However, this does leave the piping in a vulnerable place. Replacement of the pipe will resolve the casing issues. Water pressure to the home is at 55 psi. The thermal expansion tank is in working condition. Provided estimates for various recommended plumbing tasks.

Inspected upstairs women’s restroom for continuous toilet flushing. No flushing issues were observed during todays visit. However, these issues can be intermittent. The yard hydrant at the car washing station is losing pressure when in use for a prolonged period of time. However, no issues with are hydrant due to pressure loss were observed today. The yard hydrant can be replaced as a first step to resolving the issue. If replacement does not resolve the issue, more testing to identify if there is a leak on the water line to the yard hydrant may be needed. Water pressure in the building is at 120 psi. Water pressure above 80 psi can cause significant issues with plumbing fixtures. Recommend replacing pressure reducing valve.

Performed the following work: Jetted sewer line to gain further access and clean sewer lines. After over an hour of jetting, the sewer line was able to be better scoped. Upon scoping the sewer line, large amounts of roots and some separations in the sewer line were found. Due to the amount of roots and compromises in the pipes, replacement of the sewer line is recommended. At least a full day of jetting services would be needed in order to clear the root intrusions. **Sewer line still has large amounts of root intrusion and is likely to clog in the future due to its condition. Provided options to replace sewer line and install a new irrigation water service. Estimate has been emailed.

Preformed the following work: Installed customer supple reverse osmosis system with booster pump according to manufacturer’s specifications. Removed and disposed of existing electric water heater. Furnished and installed a Navien NPE 240A2 tankless water heater. Install included: Rerouting hot and cold water lines, installing a new 3/4” gas line, a condensate discharge and pump, rerouting the T&P, drilling through the exterior of the home and installing exhaust piping to the exterior of the home, and installing isolation valves to allow tankless water heater be properly serviced. Checked all commotions for leaks. Reverse osmosis system was not working properly. Returned the following morning and now the reverse osmosis is working properly. Checked for leaks. Recommended customer have a dedicated outlet installed for the tankless and condensate pump. **First annual tankless flush is free.

Performed the following work: Installed 1” Gas pipe from the gas meter to the middle of the home. Installed a 3/4” gas pipe to the furnace with an appliance shut off valve. Installed a 3/4” gas pipe to the back of the home. Installed 3/4” gas pipe to the stove with an appliance shutoff valve. Installed 3/4” gas pipe to the water heater with an appliance shut off valve. Installed a 1/2” gas pipe with the end capped under the fireplace within the crawlspace. Performed a gas pressure test. Checked for leaks. No leaks were found. Connected the main gas pipe to the gas meter. Attached the water heater, and range with appliance connectors. Checked for gas leaks. No leaks were found. Unable to connect furnace at this time. Recommend having an HVAC technician connect gas to the furnace. **True Plumbing recommends having an HVAC technician inspect the furnace for proper operation after gas pipe replacement. **True Plumbing is not responsible for existing gas control valve failures. **True

Customer experiencing a main stoppage. Performed the following work: Used a sewer machine from the driveway clean out to clear the stoppage. The stoppage was located downstream of the cleanout. After the stoppage was cleared, used a sewer camera to scope the sewer line. The camera was able to only go about 20’. Large amounts of roots were found in the sewer line. Recommended customer have True Plumbing return to hydro jet the roots and further inspect the sewer line. Recommended customer not flush tissue paper until further drain cleaning as the large amounts of roots will be likely to cause another stoppage. Jetting scheduled for Thursday 11/6.

Sewer smell coming from basement utility room near sewage ejection pump. True Plumbing recently replaced the sewage ejection pump and sewage basin lid. The smell appeared to be coming from the sewage basin. Applied sealant around the sewage basin lid and penetrations on the sewage basin lid. Recommended customer let us know if the smell continues. **No charge for today’s service visit. Service covered under warranty.
