Replace 4” hand washing faucet with TP provided faucet. Replaced slip joint seals under sink strainers on the prep sink. The sink strainers are not in great condition and more leaks could appear. If more leaks appear, sink strainers and p traps will likely need to be replaced. Checked for leaks. No leaks were found.

Customer experienced a stoppage a few days ago. However, there has been no issues since. Performed a sewer scope and found that the building drain/sewer near the foundation of the home is backsloped and is is holding some water for roughly 20’. The sewer line does not appear to be stopped at this time. Recommended repairing section of the sewer line. If toilets or drains bubble or gurgle recommended customer stop use of drains as this is an indication of a stoppage. Sealed around sewage basin with sealant to help prevent sewer gases from coming from the basin.

Toilet in right bathroom was not flushing properly before arrival. After testing the toilet, it is now flushing properly. Toilet in left bathroom is leaking from the tank to bowl connections when flushed. Customer is planning to replace the toilet. Turned water off to the toilet and removed water from the tank. Vanity sink and tub in the left bathroom are draining slowly. Gently plunged both to help clear away debris. Both are draining some better. There is corrosion that is visible on the outside of the vanity drain pipes. Recommended replacing the sink drains to prevent any future leaks. No leaks observed at this time.

Under sink water filtration is leaking from the filter housing. Recommended replacement of filtration system. Water pressure to the home is around 60 psi. The existing thermal expansion tank is undersized. When two tank water heaters are present, either two thermal expansion tanks or a one large thermal expansion tank are needed. Recommended upsizing thermal expansion tank. The thermal expansion tank maintains safe water pressure when water is heated in the plumbing system. Without a properly sized thermal expansion tank, water pressure can spike much higher than 80 psi. Attempted to remove aerator on left faucet spout in primary bathroom, due to slow water flow. The set screw is seized and would not unscrew to clean the aerator. Recommended customer source faucet spout from manufacturer as a first step in resolving the low flow issues. If this does not resolve the issue, more work on the faucets may need to be done.

Inspected washing machine drain for a leak. Found that the washing machine drain was overflowing when the washing machine was discharging. Provided options to replace the section of cast iron drain or use drain machines. Customer opted to perform drain cleaning service at this time. Used the tub gun drain machine through the cast iron p trap multiple times. Tested drain by discharging the washing machine several times and for now the drain is draining properly. No leaks on the drain were observed at this time. However, some of the drain is not visible. If issues reoccur replacement is recommended. Recommended customer let us know if issues return. Updated estimates for the recommended work have been emailed with invoice.

Dry walled ceiling in garage is discolored and wet from water leaking onto it. Removed drywall and tested both tubs directly above the leak. No leaks were detected at this time. The leak could be from the tub surround waterproofing or water spilling out of the tub. The leak could also be occurring from the plumbing vent roof penetration. Recommended having a large section of the drywall removed in order to allow for further inspections. After the drywall has been removed, if the leak(s) reappear please let us know and repairs can be made. **True Plumbing does not repair drywall. Reliable Restoration 678 580-4167

Tankless water heater not producing hot water and displaying error code 012. This indicates a flame loss. Removed tankless front cover and inspected intake screen. Found that the air intake screen was covered with debris/dust. This can cause a flame loss issue. After resetting the tankless, it is now working properly and displayed no error codes. The tankless is nearly 10 years old and does not appear to have been serviced. Therefore, it is not recommended to service the unit as it can cause issues within the heat exchanger. If the tankless fails to produce hot water again/displays the same error code, the flame rod/assembly can potentially be cleaned/replaced. However, due to the cost of repairs and the significantly decreased chances of success for repairs on an older unit, replacement of the unit might be recommended as next steps. Please let us know if the issues resurface.

Performed an isolation test on the main water line. Turned water off to the home at the main shut off valve located behind the water heater. After verifying that the main shut off valve was working and was off, the water meter continued to spin. This indicates a leak on the water service line. There are no visible wet spots in the yard. The leak could be under the concrete slab. Recommended customer have leak detection locate the leak or replace the water service. Emailed estimate for water service replacement. Leak appeared in basement below first floor half bathroom. Tested sink for leaks from the drain or water lines. There was a slight drip from the hot stop valve packing nut. After tightening the packing nut, the leak stopped. No other leaks were observed at this time. The small drip from the packing nut is not consistent with the amount of water that was experienced during the initial leak. Recommended inspecting the area for any leaks over the next few days. Emailed estimates for faucet replacement and other recommended repairs.

Customer experiencing a wet spot near the base of the driveway. The wet spot seems to appears when no other precipitation is present. Performed the following work: Scoped the sewer line from the cleanout located at the back of the driveway. Found that the first 40’ of the sewer line is clear. After this section there is an area that is bellied (holding water). There is a brief section after the bellied section that is not holding water. However, shortly after roughly 20’ further the sewer line is again holding water. The camera head was under water for that point until around the 80’ mark was reached. The camera began to experience difficulty pushing forward around the 100’ mark (most likely a turn in the pipe). The sewer line appears to turn somewhere near where the house sidewalk connects to the driveway and ties in to the sewer line in the yard. This is a good distance away from the low, wet spot in the driveway. It is unlikely the wet spot in the driveway is from the sewer line
