Removed sewage pump lid, and pulled pump to diagnose potential issues with float switch. Shortened length, and reinstalled pump. Tested pump for flow and allowed to discharged 10 times to test before reinstalling the lid and sealing cracks with caulking. Also noticed water from around the base of the toilet and after diagnosis found that the supply line was leaking. Replaced supply line and tested thoroughly for leaks. Customer paid by check
Arrived to investigate issues with basement toilets fixtures not flowing properly. Lifted sewage pump lid to diagnose and found large clump of tissues amassed a clogged the drain pipe. I used a long screwdriver to break up all the tissues, and allowed the pump to discharge multiple times to clear them out and verify proper function. Resealed and secured sewage pump lid.
Gas pipe install from meter to main New piping is installed, gas is on, and piping is painted to prevent rust. Unfortunately was not able to gain roof access to turn on the three gas furnaces due to there not being a tall ladder on site anymore.
Details in items notes Does not include removal or reinstallation of kitchen cabinets or sink.
Removed water heaters and installed new water heaters in their place. Furnished with new shutoff valves, expansion tank, expansion tank support, new gas flex lines and gas valves. Tested everything for leaks and functionality. Installed customer supplied kitchen faucet, bar sink faucet, and both master bath lavatory faucets. Also connected all drains associated with faucets, as well as a company supplied garbage disposal. True plumbing supplied the garbage disposal, and all p traps and tubular connections, as well as all new supply lines.
Remove and temporarily cap drain lines for kitchen sink, bar sink, and both lavatory sinks in the master bath. Turn off emergency stop valves below faucets and disconnect supply lines. Verify stop valves are not leaking, and if they are, may need to replace for additional cost. Remove Pot filler and install threaded cap if possible depending on how the unit is piped in behind the wall. If we are unable to cap the line, water will unfortunately remain off until new pot filler hardware is ready to be installed. Work is completed and system is pressurized and operational.
For this job I replaced the toilet and water heater . I began with the removal of the old toilet I inspected the flange and noted the flange to be in good condition. While examining the shutoff valve at the toilet I noticed that it was not in great condition. I replaced the shutoff valve free of charge and began the installation of the new toilet. After successfully installing the toilet and determining there were no further issues I began the removal of the old water heater. I drained and removed the water heater successfully and began the installation of the new water heater. I also replaced the expansion tank and used banding iron to support it to the joists. After the successful install I inspected the system and cleaned up the job site.
Arrived to investigate issues with gas PowerVent water heater. After testing everything, found that the gas was off to the house. Turned on gas, and customer paid bill. Restarted the gas control valve.
Arrived to investigate issues with drains backing up. Found that the ice maker and the bar sink were disconnected, causing water on the floor. We attempted snaking in the past with no success, and recommended customer find a plumber with a jetter that can fit in the parking garage. Customer mentioned they signed a drain cleaning maintenance agreement with another plumbing company. Was not able to address this clog today.
Performed descaling service and in the process was able to perform more in depth camera inspection which showed more issues with piping under the concrete. Tested for flow and found everything is flowing properly at this time, but more issues will likely arise from the problematic cast iron piping. Customer paid by check
Arrived to install manufacturer supplied control board and internal pump. As notes say, original price was not a 100% guarantee. Adjusted price slightly to account for additional work and time spent. Due to unique nature of the system, True Plumbing warranty applies to labor only on work completed today. We defer to manufacturer for diagnostic assistance and warranty/replacement parts. If any issues persist, another manufacturer-led diagnostic will need to be completed. Disconnected and drained down right side water heater. Removed control board along with all electrical connections, and replaced with new control board. Removed existing pump and replaced with new pump that manufacturer sent. New pump came with new wiring harness and support that we installed as well. Filled system and connected wiring. Allowed system to operate for 30mins to test function and verify that everything is working properly. Everything seems to be functioning properly at this time. I attached a picture wh
Arrived to provide estimate for customer supplied toilet replacement. Based on symptoms, recommended just replacing toilet and not performing in depth sewer inspection. Tested water pressure and found it was 41psi. Healthy range is 45-75psi. Also tested thermal expansion tank above water heater and found it has failed and is improperly supported. I also took note of the age of the water heater, which was 12yrs old. Most people say average life is 8-12yrs. I wrote multiple estimate options to include just the toilet, expansion tank, or addressing everything together. Customer opted to talk it over with her husband over the weekend. Scheduled follow up phone call Monday morning.
Cut concrete and jackhammer to expose faulty piping. Cut out and performed repipe as detailed in line item description and pictures. Performed camera inspection through new cleanout and found obstruction a few feet down. Performed snaking service and found we cleared the original blockage, but the drain was still slow. Recommended thorough drain descaling, and jetting to attempt to achieve better flow. Will use camera to investigate after descaling is performed. Provided new concrete and repaired hole that we exposed. Customer paid by check
Performed excavation near sewer line repair. True Plumbing realized the storm drain was 1 foot below the sewer line repair and during the initial repair we likely damaged the storm drain. While performing the fix, we found another sewer repair and another storm drain in the vicinity with imperfections that were worth addressing/repairing. We fixed everything in the area and everything is draining fine.
Called and spoke about details on the quotes. Customer is interested, just needs to hammer out a few details.
Arrived to investigate issues with drainage. Tenant mentioned the master bath shower drain. I noticed significant scale buildup, and performed a drain snake to clear the scale. Tested for flow. I found on arrival that the second rain shower head, and the hand sprayer do not get any water flow. Adjusted the diverter and was not able to get any more than a drip from the hand sprayer. I recommend disassembling the shower stems/cartridges to find and hopefully address flow issues. I tested the whole home pressure and found it was 75psi. Upon testing, found that the expansion tank is ruptured and leaking. Provided and installed new expansion tank. Pressurized system and tested for leaks. Water heater age is 2016. Avg life is 8-12yrs before leaks start to develop.
Arrived to investigate issues with two toilets backing up. Customer mentioned these toilets are prone to backing up, and has new toilets in for delivery. Sold toilet replacement for Thursday. Performed auger service today on the main floor half bath toilet and tested for functionality. Customer paid by check.
Presented diagnostic option
Arrived to investigate issues with water leaking through the floor into the ceiling of the basement. Tested the kitchen sink drainage and I found an old PVC pipe with a large hole drilled in it with tape around it. Cut it out and capped the line. Tested for leaks.
Priced multiple estimate options and emailed.
Arrived to investigate issues with pressure reducing valve. Tested whole home pressure and found it was 120psi. Healthy pressure is between 45 and 75psi. Tested both thermal expansion tanks and found they had failed and were improperly supported. I also noticed the right side water heater was 21yrs old and the left side water heater was 14yrs old. Presented multiple estimate options and customer opted to upgrade system to a tankless water heater as well as replace the pressure reducing valve. Rerouted water heater location to the supply closet with an exterior door. Mounted water heater with new service valve kit and backup valves. Also ran new gas line from basement to the supply closet with new full port shutoff, sediment trap, and union for easy disconnect. Ran condensate, pressure relief line, and venting out through the wall and sealed with silicone. Connected both hot lines in the existing water heater location because the system was previously separated. Pressurized system an
Cut out brass female adapter on the condensate drain, and repipe with all plastic. Remove existing customer supplied water filter, and install new water filter with all new fittings and piping. Further diagnose hot water recirculation issues, remove and reinstall Navien crossover tee, attempted to install check valve.
