He was relatively quick and left the area clean. On another note I think they could easily start a dating service as the young men they hire seem to be of exceptional quality.

Arrived at the residence to investigate a reported plumbing leak through the kitchen ceiling, which occurred while housekeepers were running the upstairs bathtub above the affected area. Cut a 2x3-inch access hole in the drywall ceiling directly under the bathtub to visually inspect the tub waste, overflow, and drain assembly for signs of leakage or failure. The restoration company had already removed a larger section of drywall ceiling prior to and during testing procedures to aid in the diagnostic process. Filled and drained the bathtub multiple times and operated all upstairs bathroom fixtures, observing no active leaks, drips, or moisture from any plumbing components during extensive testing. The restoration company's additional drywall removal also revealed no ongoing water intrusion from plumbing sources. Arrived at location to investigate issue with toilet not flushing properly. Made contact with customer regarding the flushing issues. When I tested the toilet, I found that it was flushing properly. I flushed the toilet multiple times to verify proper function of the flushing mechanism and drain work. After flushing the toilet multiple times, I noticed a minor leak dripping from the base of the toilet against the wall. Scope of Work: This repair includes turning off the water supply to the toilet and disconnecting the Sloan valve servicing the toilet. We will dismount the porcelain fixture from the wall and replace the gasket between the porcelain and the drain pipe in the wall. After completing the gasket replacement, we will reinstall the toilet and apply fresh caulking around the base as per code requirement. Finally, we will reconnect the existing Sloan valve and test everything for leaks and proper functionality.
Arrived to investigate reports of a kitchen faucet leaking onto the countertop and into the cabinet below. Found the pull-out hand sprayer loose, causing water to spray back through the faucet body and down into the cabinet. Tightened and secured the hand sprayer assembly, inspected the remainder of the faucet for any additional issues, restored water, and test-ran the faucet with no leaks observed and proper operation confirmed. Customer also reported unusual noises from the existing garbage disposal, approximately 15 years old and a base model; unit was operating but intermittently very loud and appeared near the end of its service life, so replacement was recommended. Scope: Perform a flex shaft drain cleaning service from the cleanout located in the basement ceiling, where the piping is currently exposed. This service was performed last year around September. We recommend proceeding with this preemptively for efficiency and lower cost. It is likely that the drain piping can be cleared with this method. After performing first pass, I was not able to push the flexshaft all the way down. I performed a second pass through the second cleanout in the basement ceiling.
Option one is to repair the leaking main water line near the water heater by removing and re-piping the existing assembly. The leak is coming from a SharkBite fitting located above the pressure reducing valve (PRV). The available pipe length and fitting configuration do not allow for a simple cut-and-repair, so the entire assembly, including the two 90-degree elbows, must be removed and rebuilt. The PRV was tested and is functioning properly and will be reused. The expansion tank was also tested and is functioning properly. A shutoff valve under the left sink in the upstairs master bathroom was found to be seeping slightly at the stem and was corrected by tightening the packing nut; the homeowner is advised to monitor this valve to ensure it does not begin leaking again. Arrived at the residence to investigate a persistent drip from the master shower. The fixture was identified as a Hansgrohe model equipped with a thermostatic cartridge. The customer provided the correct cartridge part number, which was forwarded to us for ordering. An estimate was given for the replacement, and the customer approved the work. The necessary parts will be ordered, and the repair will be scheduled for the week after Christmas when the customer returns. During the visit, I tested the home’s water pressure and recorded a static pressure of 70 psi. When testing for thermal expansion, the pressure rose to 95 psi, confirming a failed expansion tank. The customer approved replacement of the expansion tank to be completed along with the thermostatic cartridge installation after the holidays.
This option proposes installing the ISPRING WF-150K and WSPARB systems near the water heater rather than at the main waterline. The filtration units will be positioned on the supply side of the water heater to ensure the entire home remains protected under filtered water service. The existing PVC main waterline will be cut and extended using one-inch PEX piping from the main shutoff location to the water heater area. The rerouted section will be supported along the ceiling joists and connected to the new filtration setup with proper fittings and supports. Arrived on site to investigate multiple leaking faucet issues. Found that the hose bib located in the dog room (near the front of the building) was leaking continuously, and the commercial-style kitchen faucet in the break room was also dripping. Recommended replacing the hose bib with a new quarter-turn ball valve and repairing the internal components of the kitchen faucet. The customer approved the recommended work. Removed and repaired the kitchen faucet cartridges, replaced all associated gaskets, and reinstalled the components. Tested the faucet for proper operation and confirmed there were no leaks. Removed the existing hose bib in the dog room and installed a new quarter-turn style hose bib. Turned on the water supply and verified proper function with no leaks detected.
Arrived at residence to investigate error code from tankless water heater that we installed Monday. Error code was 110 which indicated blocked exhaust. I suspected that when we pushed the venting pipe through the sleeve of the existing exhaust that we pushed it too far and blocked the opening. I cut the piping and confirmed my suspicions. I cut the pipe and lowered it 3” to address the issue. Tested for max flow and no error codes returned.

Arrived to investigate potential issues with water heater when arriving on site I found it was a six year-old 40 gallon A.O. Smith water heater, which was throwing an error code. Performed a reset on the gas control valve and tested for functionality to find that it seemed to be functioning properly manufacturer recommended replacement of the gas control valve, but customer opted to keep it as is in hopes that it works long-term. I also noticed the expansion tank was improperly supported, and had failed. Replaced expansion tank and supported it properly. Tested for leaks.

Initial Investigation The customer requested exposure of the waterline to obtain additional information regarding the water service issue. Our team exposed the waterline to perform a repair and reconnect the tenant’s waterline with the connection point after the water meter. Upon locating the waterline, the customer informed us that the city had previously come to the property to expose and assess the location of a leak and perform a repair. During this city investigation, a 3-foot section of black polyethylene pipe was removed from underground and has not been reinstalled. When the city turned on the water during their investigation, significant flooding occurred from underground. This flooding indicates that during the excavation and pipe exposure process, the city inadvertently damaged the tenant’s waterline and left it disconnected. Arrived on site to investigate a shower backup and water seepage around the base of the toilet in the adjacent bathroom. Removed the toilet for inspection and ran a camera through the drain line, locating a blockage approximately 70 feet down. Inspected the crawlspace and located the clean-out access. Used a Flexshaft through the clean-out to clear the obstruction due to the distance of the clog. Performed three passes through the line until it was fully cleared. Verified proper drainage and flow. Reinstalled the toilet using an extra-thick wax ring and sealed around the base with new caulking.
This price is an attempt to lower the cost of the tankless by shifting the scope of work/tankless model installed. After calling supplier, we found that the lower capacity NPE210A2 is actually more expensive than the higher capacity NPE240A2 unit. We also checked the price on the NPE180A2, and found this price was also higher than our cost on the NPE240A2. This option includes removal of the existing water heater and installation of a new Navien NPE-240A2 tankless water heater with a built-in recirculation pump. The system will be drained, and the new unit will be mounted securely on the wall. Installation includes a service valve kit, properly connected at the bottom of the heater, along with condensate piping routed through the exterior wall and sealed. Arrived to investigate issues with shower after we performed a rebuild a few months ago. When I removed the diverter, I found that the brass seat was not fully inserted and had fallen out. I removed it and reinstalled it with the proper connection and tested everything for functionality.
FINDINGS: Upon arrival at the residence, I conducted a thorough investigation of the water heater that was installed last year due to reports of potential leaking. My inspection revealed that the water heater is heating properly with no operational issues and no leaks were detected at the base of the water heater unit. However, I did notice moisture present on the hot water line extending down into the slab. The customer reported recently discovering water underneath floors that were installed last year. I conducted a pressure test by turning the system off and back on, which revealed audible repressurization indicating active water flow under the slab. The customer also noted that the floors have been noticeably warm recently. Based on these findings, I have determined there is a hot water slab leak located underneath the kitchen floor.
Arrived to provide further diagnostic on the leaks through the ceiling. I looked both flanges which the restoration company had removed to dry everything and found that there were leaks from under both toilets. I did look and the flanges and found they were in good condition. Customer also mentioned that the sewer had been backing up recently from both master bath toilet, and the hallway bath toilet, which as the toilets that are leaking. The toilet wax rings started leaking due to excess pressure from the sewer backup.
